Give the homeowner a roadmap during the sale
Practice script: ‘First we inspect and review the photos together. Then we agree on the written scope, materials, price and warranty. Once the required approvals and materials are ready, we schedule the work, protect the property, install the roof and complete a walkthrough. You receive completion paperwork and warranty information. I’ll explain what we need from you at each stage.’

From inspection to scheduling
Use your company’s actual process and written agreement. These are general training stages, not a promise of a particular completion date, payment schedule or insurance outcome.
- 1. Inspect and explain
- Agree on access and inspection scope, document findings and limitations, review photos and identify urgent issues. Offer a written recommendation.
- 2. Review the proposal
- Explain repair/replacement options, materials, scope and exclusions, deck-change pricing, warranty, payment terms and applicable cancellation rights. Obtain informed agreement.
- 3. Resolve dependencies
- Confirm who handles permits, required approvals and material ordering. For insurance work, explain how the construction proposal relates to the carrier’s scope without guaranteeing coverage or payout.
- 4. Schedule and prepare
- Give a realistic scheduling window subject to weather and availability. Discuss driveway clearance, delivery and dumpster placement, landscaping, pets, noise and the daily point of contact.
From tear-off to handoff
Explain that removing the old covering allows the crew to check the deck. Hidden conditions can change the work; the agreement should explain how those changes are documented, priced and approved. Do not promise a fixed one-day job for every roof.

- 5. Protect and install
- Protect the site, remove the specified old materials, inspect decking, and install the agreed roof system to applicable code and manufacturer requirements. Keep the customer informed about findings and changes.
- 6. Clean and inspect
- Remove debris, perform the planned nail cleanup and inspect completed work. Review workmanship and property concerns; magnetic sweeping reduces stray nails but cannot guarantee none remain.
- 7. Walk through and close
- Share photos, address the punch list, provide invoices and completion documents, and explain payment milestones exactly as agreed. Do not ask the customer to certify unfinished work as complete.
- 8. Deliver the warranty
- Provide product and workmanship terms, applicable registration confirmation, maintenance guidance and service/claim contacts. Explain who the homeowner should call if a problem appears.
Confirm what happens next
Before ending the sales meeting, ask ‘What is the next step, and what do you need from us before you decide?’ Before installation, ask ‘Do you know when to expect us, how to prepare and who to contact?’ At handoff, ask ‘Do you have your paperwork and know who to call for service?’ These questions reveal misunderstandings before they become complaints.
